Inventory Service
The inventory is a record of the condition of the property and the items included in the tenancy agreement. When the tenant moves out of the property, the landlord can use the inventory to justify keeping some or all of the deposit that has been paid.
Whether a property is furnished or unfurnished, an inventory should be completed. Even if there is no furniture in the property, the condition of the property as well as any built in fixtures and fittings should be recorded. Both landlord and tenant(s) should sign the inventory to agree the conditions.
Check in Service
Check-in with inventory is a service that provides a fair assessment of the state of the property when the tenant moves in. We also check off items on the inventory, and take initial meter readings for the utilities and provide the tenant with set(s) of keys. The new tenant's will be asked to sign for any keys that are passed over, and we walk tenants through the property, highlighting any issues, with them.

Prior to part or all of the deposit being returned, an inspection of the property should be carried out, and defects should be compared to the original inventory and all disputes may be resolved much easier with the help of the independent report issued at the end.
A tenant may want to be there when a check out is performed but we find many of our clients prefer us to do this alone so we are not influenced in any way by the tenant,
Even though we will collect the keys and compare them we will perform the check out once the tenant has left the property, in the event a tenant wishes to be there during the check out it will be performed once the tenant agrees not to converse during the process but they may feel free to point out any items or fixtures that they are fully aware of being damaged during their tenancy. Mid Tenancy Property Inspection
To further protect your property and items, it has been highly recommended to landlords perform a mid inspection check.
Our clerks will attend the property during mid term of the tenancy and perform a fast and efficient property inspection, checking all goods and inspecting all appliances. Landlords or agents will recieve an up to date report pointing out all damages and repairs required.
Mid inspection checks can save you money and allows the landlord to be aware of any cost that may be incurred when the tenancy is due for renewal.
Insurance Indemnity
If in the event you and tenants have a discrepancy with regards to certain items in the premises, then your inventory will act as an impartial proof from a third party, that is acceptable in court. You can use this as it will have both recorded information and photographic evidence before they moved in. We at C.C.I Ltd will be able to attend court to testify in defense of our report.
